The first home you buy does not need to be your forever home. It needs to be the right home for your current priorities, budget, and next chapter.
With new listings, open houses, social media posts, and advice coming from every direction, it is easy to feel overwhelmed. A focused search strategy can make the process much more manageable.

Separate needs from wants

Start by making two lists.
Your needs are the features that make a home workable for your life. They may include a certain number of bedrooms, a manageable commute, accessibility needs, a specific school area, or a monthly payment within your comfort zone.
Your wants are features that would be great to have but may be negotiable. Think updated finishes, a large kitchen island, a pool, a particular architectural style, or a bonus room.
This distinction helps you evaluate homes objectively. It also makes it easier to recognize a strong opportunity when it appears.

Look beyond the listing photos

Photos are helpful, but they do not tell the whole story. When evaluating a home, consider:
  • The location and surrounding streets
  • Commute time and access to daily essentials
  • Lot size, parking, and outdoor space
  • The home’s layout and functionality
  • Condition, maintenance needs, and potential repairs
  • Property taxes, HOA dues, and other recurring costs
  • How the home compares with similar recent sales
Your PLACE agent can help you review listing history, public information, taxes, comparable properties, and other details that support an informed decision. 1

Use every available opportunity

A strong home search can include more than public listing sites. Your agent can help arrange private showings for listed homes, coordinate access to eligible For Sale By Owner properties, and help you navigate new-construction opportunities. PLACE also uses technology to send listings that match your criteria as they become available. 1
If you visit a new-construction community, let the builder know you are working with an agent before registering or touring. Builder representatives work for the builder, so having your own representation helps ensure you have an advocate focused on your interests. 1

Stay flexible, but stay grounded

You may need to compromise on some features. That is normal. The key is to avoid compromising on the things that would make the home a poor fit financially or functionally.
A good first home should support your budget, meet your core needs, and give you confidence about the next step. It does not need to look exactly like the homes you have saved online.

Your next step

Share your must-haves, nice-to-haves, and budget with your PLACE agent. Together, you can build a search strategy that keeps you focused and ready when the right home comes along.
